Capital gains or cashflow when it comes to your long-term real estate investing strategy? As you might have guessed, the answer is: It depends. Personally, my focus is on cashflow, but that does not mean that I ignore or avoid Capital Gains when I sell Option rights to a property. It's just that my main focus is for monthly, positive (and passive) cashflow via exit strategies like a "Sandwich Lease-Option" approach.
