- Think of 3 burning questions your ideal prospects have or 3 needs and wants they've got
- Create a two-minute video using your iPhone or Android, or whatever you've got to work with that has a decent camera and video recorder. Doesn't need to be expensive at all, or fancy.
- In your first video, explain to your ideal customer (as if you were talking to just one person), the 3 topics you're about to talk about in this first video, and the remaining two to come.
- Talk about topic #1 in your video quickly and to the point after you've introduced yourself to your audience. At the end of the video, let your audience know another video will come the next day or so, talking about their problem #2.
- In your second video, answer or provide your prospects with great, but quick value, that speaks to their next problem, and for video #3, do the same.
- In video #3, at the very end, give a "Call to Action" that asks your prospect to call you, email you, or text you. Whichever makes sense and easiest for your prospect.
By the time you hear from your prospects, the nature of your conversation will be VERY different, because you have provided them with value upfront, and they have a feeling of knowing you, liking you, and even trusting you.

Recently, I started to invest more time and money into connecting with LinkedIn's network of real estate professionals on a daily basis and I think you might want to do the same.
The rest of this post will be dedicated to showing you a real cool way that I'm prospecting good folks, building long-term business relationships that are profitable for all, and building my business... on autopilot.
So let's dive in:
First, when I look for ways to build my business and my brand, I always look for ways that will give me some kind of competitive advantage over my competition.
- Prospecting advantages that make it easier for me to get my message in front of more and more people with less and less effort, while simultaneously making more profits.
- Prospecting advantages that allow me to constantly prospect for my ideal customer or future Joint Venture partner without coming across like a needy and desperate sales guy.
That's no fun for me or my prospective customer.
Recently, I'm talking the last few days, I came across (more like stumbled upon) a very impressive prospecting system that allows me to search and connect with other real estate professionals on LinkedIn.
While it's only been a few days, the results I'm getting already are impressive enough for me to want to write this post here about my experience so far with this software.

- It's important to me for many reasons, like the fact it makes me, my products and services, easier to be found by other real estate professionals without me having to cold call them.

- It positions me as a "Thought Leader" instead of some "unknown" who's posted their resume on LinkedIn in search for work.
- It allows me to help others solve their problems, while we both profit and win.
- It's a passive way to be found by my target market, so I can spend the time doing the things I enjoy in life instead of working the 14-16 hours I used to have to work (7 days a week).

As seen below, you'll see that my rank fluctuates, but that is also because my list of connections within LinkedIn is growing on a daily basis. I'm not so worried about the rank I have now after a little over a month building within LinkedIn.
I'm more concerned about the value I can provide to folks that read my blog posts, and that I interact with via LinkedIn messaging.
Remember: I started with just 6 views above and just 90 views in a 90 day period, which has now grown (and continues to grow) to over 1000 in a 90-day period.
But even more important than the above stats, my personal sales goals for the month have already been met within the first 7 days of the month... so... now I need new goals.
That's a good thing.
It's good because it means they've gotten a chance to read my profile, learn more about me, determine whether or not they want to get to know me better or not, and if so, they can simply reach out to connect with a click of a button.
By the time we connect on LinkedIn, we're no longer complete strangers and there no longer has to be that uncomfortable and awkward feeling that you get when you cold call.
Here's what they will see when visiting my profile today, September 2nd, 2015.
Notice that my headline is specific and full of benefits, instead of just a fancy title with tons of letters behind my name that no one cares about.
While I just recently started to add content to my profile, these 4 posts give me an opportunity to provide Goodwill to visitors, so I can offer value first, before I ask for something of value from my prospects (like to buy my stuff, for example).
As I come across articles, or lessons of value that I truly feel will benefit the folks I connect with, I will create more and more posts that help to solve their investing problems, and help them gain more and more profits.
I will never just post for the sake of posting.
That's a waste of my time and theirs.
My goal here is to dial into my visitor's favorite radio station: "WIIFM"
"What's In It For Me."
Does your profile do that?
Or is it just long page that brags about you?
I've also spread out the content too, so that the information is quick and easy to read. That's important, because my visitors, especially complete strangers will usually scan my page first to see if there is anything of real value for them.
I assume this, and thus, I make it real easy for them to scan and make this determination, instead of creating large paragraph blocks of content that they may or may not want to spend the time to read.
Yes, this profile could still be improved upon, and I plan to do just that.
But I hope it gives you a framework that you can use right now to improve yours.
Lead Magnets are usually free-gifts that prospects can download automatically and they're used to giveaway Goodwill first, before you ask them to buy from you.
Lead Magnets are also a great way for you to test different offers/ free gifts, analyze your results, and then scale your list-building efforts once you've found a winner.
Yes, this is different than simply trying to sell your core product from the very start, without any prior "warm up" conversation with your prospects, but... that's because this is long-term thinking v. short term.
Think about it:
- How do you feel when someone you meet for the first time immediately tries to convince you that you MUST HAVE whatever they're selling? Annoyed, right? Me too...
- How do you feel when it becomes blatantly obvious that every time you speak to that salesperson, that they're only interested in your wallet?
Be honest: You immediately lose respect for them, an no longer trust or like them.
The good news is there is a better, more enjoyable way to build your business that both you AND your prospects will truly enjoy, and... that will be far more profitable.
Do this:
Give value first ...withOUT expectation of anything in return by giving away a valuable Lead Magnet like I do. If you do, you'll be simultaneously building your prospect (soon-to-be-customer) lists on autopilot.

And thus... I have a 88% opt in rate.
Your business' success (or failure) is determined by the "health" of the relationships you have with your lists, your prospect/ customer base, meaning, the regular and ongoing value that you provide them.
Neglect to build or maintain your lists, and you'll always have to "hunt" for new customers and use high-pressure sales tactics that make the process miserable for everyone.
Why would you ever want to create a business model where you have to continually "hunt" for new leads (only), and... never follow up with people who have expressed sincere interest in your products/ services, or better yet, have already bought from you?
Answer: You wouldn't.
The best business model is one that first seeks to giveaway Goodwill through high-perceived value (and high-actual value), and then, after having done that, you as the professional have determined you really can help your prospect solve their problem(s).
Then, and only then... you ask for the sale.
So... what qualifies as a "good" Lead Magnet?
After all, if you build a Lead Magnet, you want it to convert your "cold prospects" into warm prospects, then, into "hot buyers," right?
Of course you do.
Here's the philosophy I always consider when building out a Lead Magnet:
For every $1 spent with me, my customer will (without exception) get $10 of value in return from me.
I've used this model many times when building Lead Magnets (which I'll show you in a minute), and for that matter, when I'm building an entire business.
Why?
Because when my customer can say to me, "WOW! Thank you so much! I didn't think I was going to get all of this for so little!" ...I know I've got a customer for life, and I do not have to be like the rest that are constantly chasing their prospects and looking for new customers out of desperation.
The prospecting process become super easy...
Not to mention the fact that...
Only losers beg, plead, and chase their prospects.

The fact is, the more you ask for upfront, from a complete stranger mind you, the less new subscribers you'll get.
Remember, your new subscriber does not know, like, or trust you yet, so they are already worried that you're going to sell their email address or other personal contact info and then not deliver on your promise.
Don't ask for more than their email (at first).
This will dramatically increase your Opt in rates, and will build your lists faster. Later, you can have other offers that your autoresponder will serve up to your subscriber list that ask for more information, but... that's later, after trust has been built and real value has been given.

6. Create Your Lead Magnet
The next step is of course to begin to send quality traffic to your Lead Magnet, giving that traffic what they want and need, in the hopes of building a long-term business relationship with them, and not just making a quick buck.
Good, Targeted, and High-Quality Traffic Sources:

- Backpage
- YouTube
- Plus, many more
The truth is, many real estate investors think they have a traffic problem and that is the reason they are not getting enough deals closed/ enough month-end profits, when they really do not.
There is more traffic than you can possibly imagine right at your fingertips. You don't have a traffic problem, you have a conversion problem.
Conversions are when your "Cold Traffic" (people who do not know, like, or trust you) are asked to take the next step in your sales funnel and do so.
That could be as simple as giving you their email address or buying your product or service.
If your prospects are not willing to you give you their contact info or money in exchange what you have, you have a conversion problem, not a traffic problem.
In other words, whatever you have promised your cold traffic, the belief they have is that they won't get it - they don't believe your promise.
